Course Description

The decisions a CAPS makes every day have an impact on many people, and in ways both immediate and far-reaching. It is the responsibility of the CAPS to balance the interests of all stakeholders in a way that ensures the portfolio properties are financially successful and legally compliant. At the same time, the CAPS must serve the needs of the renting public in a way that is both ethical and professional. This module is designed to prepare CAPS to recognize and serve the needs of property stakeholders in a way that maximizes the financial health of the property.

At the end of this module, you will be able to:

  • Work with property owners to clarify their ownership goals
  • Identify and understand key parts of the management agreement that establish the management company’s responsibilities and obligations
  • Create regular owner’s reports to keep the property owner informed of the status of the property
  • Recognize the ways in which lenders, regulatory agencies, and local, state, and federal laws affect the management of multifamily housing properties
  • Coach your site team to provide a safe, habitable living environment for residents, while remaining in compliance with Fair Housing laws
  • Ask yourself the questions that lead to ethical decision-making

Note: This is an individual course module for the CAPS credential. See CAPS Online for certification requirements.
